Denver On The Move | Broadway Station

Benchmark Map

Dramatic and transformative changes are coming to The Metro area skyline along South Broadway at the 41-acre site now dubbed “Broadway Station”. This development will replace a portion of the long closed Gates Rubber Company Plant near Broadway and Mississippi with a massive redevelopment providing multi modal access via the site’s immediate access to light rail between Denver’s CBD and the Tech Center and preeminent highway access and identity.

This land parcel was purchased by Endeavor, a developer with office, apartment and retail projects in quickly growing Nashville and Austin  markets.  According to news reports, the development vision calls for a walkable district anchored by the train station.

Endeavor plans to break ground in 2020 on their parcels located on the east side of the tracks which will sport either four apartment buildings and two office buildings with ground-floor shops and restaurants, or up to six apartment buildings with ground-floor amenities, according to Broadway Station Partners.

More than 13 acres are still available on the west side. Combined, those sites will see an estimated 2,500 apartment homes, 1 million square feet of office space and 200,000 square feet of retail, according to media reports.

Many real estate brokers have long-awaited more substantial development along South Broadway because its proximity to downtown offers all the benefits of LoDo (access to lightrail, shops, restaurants and highway) with lower rental costs per square foot than LoDo and better parking options.
